CLUBHOUSE RENTAL AGREEMENT
Any Charleston Ridge Condominium Owner who wishes to rent the Club House must:
Provide Proof of Homeowners Insurance- For each Event
Be in Good Standing regarding payment of COA Dues (anyone not in Good Standing will not be allowed to rent the Club House until all Dues, Assessments and Arrearages have been paid in full)
The individual who reserves the clubhouse should inspect it before use, but, in any event, will be responsible for the following minimal requirements after use:
Remove food and decorations.
(Tape may only be used on woodwork, not the walls.)
Wipe down table tops and all furniture. Sweep and mop floors.
Pick up all rubbish, sweep floors and vacuum carpet.
Collect trash from all containers and place in outside trash can. Replace liners in clubhouse containers. There will be a
$30 charge if trash is left in the clubhouse or left in the outside trash can on the deck
Pick up all outside trash and debris which resulted from clubhouse use.
Lock all windows and doors.
Turn off all lights and heat/air conditioning & water heater.
DJ’s must be inside
Excessive noise will not be tolerated
. The police may be called if the sounds/activity of the party spills outside of the clubhouse and disturbs the neighboring units. If the police are called the owner/or tenants of owner will not be allowed to rent the clubhouse again.
Key access will be provided to the renter the day before the Club House is to be rented.
: $115 of the $150 deposit will be refunded if the above items are done and if the keys are returned to the lockbox before 1:00pm the next business day. Additional fees may be deducted from the deposit if the lights and fans are not turned off and the air conditioning/heat is not turned off. If the clubhouse is not cleaned and back in the condition prior to the event additional fees will be taken out for cleaning the club house, painting or any other repairs.
